PROJECT BACKGROUND

Based in the heart of the city centre of Lincoln, the Gateway student accommodation is an eight-storey high establishment, accommodating 500-bed spaces for students at the University of Lincoln.

The project involved installing remedial fire protection features to the entirety of the building to meet building compliance and fire safety regulations.

SERVICES PROVIDED

• Miller Knight were appointed as the principal contractor to carry out fire remediation works to the student accommodation establishment.

Scope of works included:

• Remediating non-compliant compartmentation to walls in riser cupboards backing on to shower pods.
• Remediating non-compliant compartmentation to walls in corridors and cluster partition walls.
• Remediating non-compliant fire stopping in riser cupboard floors and ceiling voids.
• Fire door renewal of 400 doors and remediating 1200 further doors.
• Remediating non-compliant compartmentation to firefighting stairwell and lifts.
• MEP alterations and new sprinkler and fire alarm systems.
• External facades: entire removal of existing rainscreen cladding and render panels, including existing insulation and replacement with compliant fire barriers and insulating material.

To support site logistics and to minimise disruption to the busy local environment, we temporarily repurposed the existing car park to take site accommodation, waste management, and material stores.

All works were conducted to a high standard and in line with current fire safety standards, certified with a FIRAS certificate of conformity and monitored through audit trails.
